CRM stands for Customer Relationship Management — in Spanish, gestión de relaciones con clientes. In the real estate sector, a CRM is the software that organizes the entire lifecycle of a transaction: from when a potential buyer makes their first inquiry to when they sign the deed and receive the keys.

A real estate crm it differs from a generic one in that it incorporates specific concepts from the sector. While Salesforce handles "opportunities" and "accounts," a real estate CRM manages properties, buyers, property visits y negotiation stages adapted to the actual flow: new contact → qualification → scheduled visit → offer → counteroffer → closing → post-sale. Each stage has specific actions and documents that a generic CRM does not contemplate.
The key concept is the pipeline: a visual representation of all active negotiations organized by stage. The agent can see at a glance how many buyers they have in each phase, which require immediate action, and what the total value of their active portfolio is. For an agency director, the pipeline shows the commercial health of the entire operation.
The second concept is lead scoring: a score that automatically qualifies each contact based on their level of interest (Did they request general information or ask for a visit?), their purchasing ability, and their interaction history. This allows prioritizing effort on leads with the highest likelihood of closing.
