What is a real estate trust?
A real estate trust is a mechanism regulated by the Law 189-11 where a group of investors contributes funds to a trust estate managed by an authorized entity (trustee) to develop a real estate project. It is similar to investing in a fund, but the underlying asset is a specific property.
Advantages of the trust
- Exemption from the transfer tax (3%): Like CONFOTUR, the first transfer is exempt.
- Legal security: The funds are protected in a separate estate, managed by a trustee regulated by the Superintendence of Securities.
- Pre-sale prices: Access to prices up to 20-30% lower than the final value of the completed project.
- Transparency: Audited financial statements and regulatory oversight.
